A property can look suitable online and still carry planning constraints that affect timing, cost or feasibility. Due diligence helps identify those issues before a purchase, design brief or project budget becomes too fixed.

Useful checks include zoning, overlays, minimum lot size, access, flooding, vegetation, character or heritage controls, infrastructure constraints and whether state referral may be triggered.

What due diligence can clarify
